What You Need to Know About Luxury Waterfront Real Estate in the Okanagan

Looking for luxury waterfront real estate in the Okanagan? The first step is to hire real estate agents who have experience selling waterfront real estate, as it can be a tricky and complex transaction.

There are many important details when buying luxury waterfront property in the Okanagan. Rules and regulations are constantly changing with regards to waterfront properties, and as a client, you need to know what questions to ask. However, having a professional real estate agent on board helps you know which questions to ask and when to ask them.

Before diving into this large investment, the following factors should be considered and carefully examined. Some of these important factors could drastically change the use of the property or even the value.  As waterfront specialists, Rob and Jason can help protect your investment and bring some clarity when buying a luxury waterfront property in Kelowna.

Things to Consider When Purchasing Luxury Waterfront Real Estate in the Okanagan

Waterfront: When you are buying luxury waterfront real estate in the Okanagan, you are buying the land, but you do not own the waterfront. There are very few properties in the Okanagan where the homeowner owns the foreshore right.  This means you do not own the beach out in front of your home.

Docks

If that waterfront home has a dock, the dock must have specific permission or general permission. You must ensure it is compliant with the rules and regulations set out by the ministry. Different areas of Lake Okanagan have different requirements for dock construction.  This is based on the salmon spawning, depth of the water, protection of the foreshore and indigenous plants to name a few.  You will want to make sure your dock is a legal dock before your purchase.

Building

When buying luxury waterfront real estate in Kelowna and tearing down the current home, there are new setbacks that are now in place for new home construction on the waterfront. Years ago, structures were allowed to be closer to the water but new guidelines are in place once that old cabin or beach house is taken down.

When looking into buying a waterfront property in Kelowna, it is important to hire a real estate agent who is experienced and familiar with property regulations.

Rob and Jason of Kelowna Life and Macdonald Realty are two of the top luxury real estate agents for waterfront sales in the Okanagan.  They have been selling waterfront property for years and their extensive knowledge gives their clients the advantage when buying a waterfront property in the Okanagan.

The Home Buyer’s Guide for Kirschner Mountain Real Estate

The Home Buyer’s Guide for Kirschner Mountain Real Estate

Part of the reason Kelowna is so attractive to homebuyers is the scenic outlooks of the Okanagan hills and mountains. On the south-eastern side of Kelowna rests the Kirschner Mountain subdivision — a serene suburb defined by the surrounding nature walks and outdoor adventures moments from resident’s doors.

For home buyers looking to enter the Kelowna market, either to settle in with their family or have a picturesque vacation spot ready for the Summer months, Kirschner Mountain brings a lot to the table.

Amenities nearby Kirschner Mountain

  • 15-20 mins to Okanagan Lake
  • 40 mins to Big White Ski Resort (much closer than the majority of Kelowna communities)
  • Less than 10 min to shopping district (groceries, pharmacy, restaurants, services, etc.)
  • Less than 10 min to schools (including secondary)
  • Hiking and walking paths just around the corner

These are some of the top reasons to call Kirschner Mountain home. What it leaves out is the natural beauty that can only be experienced in person. Most homes have lookouts that span across Kelowna, making your backdoor patio an ideal escape at the end of the day.

We love the secluded nature of Kirschner Mountain. Homes here are afforded an ample amount of space, meaning less distraction from neighbours and more privacy for you and your family to enjoy.

Cost of Homes in the Area

Kirschner Mountain real estate is on the higher end of the average home price in Kelowna ($510,000 as of last year). This is to be expected, given the relative age and quality of homes in the area. There have been multiple PNE prize homes here in Kirschner Mountain. In terms of affordability, Kirschner Mountain homes offer exceptional value for speculators who want to make a sound investment.

Given the position of the mountain, it is unlikely to see any developments nearby that would impede lookouts of Kelowna, one of the major selling features of the area. Further, the City of Kelowna is contributing 1.2 million dollars to ensure the mountain is in good shape for homeowners in the area.

As more people are priced out of the Greater Vancouver Area, the Okanagan Valley is set to continue its climb upwards. Increasing developments of both commercial and residential space in the downtown core are ensuring there is ample space for new residents. As those new residents mature in the market, homes will remain a hot commodity — particularly those that retain their scenic status!

Not sure if Kirschner Mountain is right for you? Get in touch with the team at Kelowna Life to determine what fits your lifestyle best.

Real Estate Photography: Worth The Expense?

Whether it’s a single-family home, an apartment, or a luxury property, the visual of the listing is what usually draws in potential buyers. It also makes the realtor’s job much easier.

A great photo creates a strong emotional response. The buyers can imagine the property as their future home, rather than just another listing. And this is one of the driving forces behind successful sales.

From the point of view of a buyer, there’s nothing more disappointing than to find a listing with the perfect location, the right price, and all desired features, only to find blurry photos, or worse, no photos at all.

For the seller, this might result in longer selling times, adding unnecessary pressure and frustration.

To See Is To Believe

A quick online research into the topic of real estate photography comes back with a unanimous verdict. In today’s fast-moving and digital sales environment, a well-executed and strong visual is a must.

Buyers now use an array of devices and digital platforms to click through the numerous listings, and realtors mindful of this not only create a lasting impression for the buyer, but also potentially secure a returning client.

A great visual is more likely to draw the buyers’ attention, build and retain interest in the listing, and result in a faster sale and higher asking price. Yet, only a third of all realtors hire a professional photographer for their listings.

On a side note, more clicks on a listing does not always equal more sales. However, it is a good indicator that potential buyers are interested in the property and more viewings of the listing will result in finding the right buyer and building a realtor’s professional reputation.

Competition, Branding, and Efficient Time Management

Real estate is a popular career choice, which leads to an increased amount of competition. Being a realtor in the 21st century means to create a brand for yourself and promote it. High definition photography is one way for realtors to brand themselves as professionals passionate for what they do and working hard for their clients.

And for those new to the world of listings, what better way to invest resources than great visuals to add to a realtor’s growing portfolio.

As a realtor, your weekly schedule is packed with viewings, phone calls, paper work, and so much more. With such a busy schedule, taking and editing your own photos can take a great deal of time and add stress.

If you happen to be a realtor with amazing photography skills and professional equipment, and can manage to put time aside for editing, go for it. A realtor is often a Jack of all trades and to have a strong knowledge of the visual medium is a definite benefit in the field.

A Picture Speaks a Thousand Words

Look at the example below, from The Inman Files. The photo on the left is taken by a photographer who charged $500 for the shoot, the shoot on the right cost $2,500, excluding the staging.

Staggering difference, isn’t it? The same room, yet the effect of right lighting, composition, angle, and post-production make the listing either look bland or stand out.

The photo to the right is most likely to evoke an emotional response from the potential buyers and result in a fast and successful sale. As the article correctly notes, ”a potential homebuyer will not be thinking about why they love a photo; they will only know they love it,” and that they love their future home.

As for advice on how to select the right real estate photographer, do your research on local photographers and their work, and inquire with realtors.

Keep in mind: paying more for photos does not always mean better quality, but great quality photos won’t be cheap.

Rattlesnake Island:

Cover Image: Rattlesnake Island from above (Credit: Across The Lake Swim)

A tiny speck on the map, Rattlesnake Island is located close to the shore of Okanagan Lake, just east of Peachland.

Local legend has it that Ogopogo calls the island home, living in an underwater cave. Today, the island is part of the Okanagan Mountain Park.

Despite its small size, Rattlesnake Island has a very interesting history to tell and is a popular destination for locals and visitors.

The Creature and the Grass

Legend of the mysterious and dangerous water creature N’ha-a-itk (Snake of the Water) dates back as early as the 1700s, when the Okanagan First Nations offered ritual sacrifices to the Ogopogo in return for safe entry into the water.

Throughout the 19th and 20th Centuries, numerous reports came in of Ogopogo sightings in the lake.

Locals, captivated by the creature, went from simply calling it The Island, to referring to it as Ogopogo Island.

In 1951, the island was purchased by Peter Spackman and he tried to rename it to Sunset Island. By then, the name Rattlesnake Island had been frequently used by locals, named so after the Rattlesnake Grass that covers the island. The name stayed, and in the 1950s Kelowna Chamber of Commerce confirmed the name.

A Tourist Attraction That Never Happened

Visitors to Rattlesnake Island will notice remains of a mini-golf course, among several other remnants of construction. An even though they island is owned by the government, five decades ago it was a unique piece of real estate with its own drama and mystery.

In the 1970s, Rattlesnake Island was a place of a visionary and controversial attempt to build an Arab-themed tourist attraction. The initial plan of Eddy Heymour was to build a replica of the Great Pyramid at Giza, a giant camel ice-cream parlour, a mini-golf course, pony rides, gardens, a swimming pool and restaurants. To add to the experience, a ferry from Peachland would bring guests to the island.

The plans were shut down by the BC Government. What followed was a story like not other of law suits, hostages taken, and the construction of the Peachland Castle.

Beautiful Spot on the Lake

These days, both locals and visitors often stop at the island while boating, canoeing, or paddleboarding. Rattlesnake Island is a popular picnic spot, featuring a stunning view of the lake and surrounding mountains.

Local history buffs can hike the island in search of the tourist attraction remains. Those seeking a bit more adrenaline, can either take part in the annual Across the Lake Swim, or head to Squally Point near the island to enjoy cliff jumping.

Buying Real Estate in Kelowna in 2019

Happy 2019! New year always comes with new resolutions and the inspiration to make the most of what the year has to offer.

Whether you’re thinking of moving to Kelowna or relocating within the city, January is a great time to look into buying. And now that the 2019 BC Assessment is available online it’s easy to check what your potential home is worth and how your desired community stands among the other neighbourhoods. After all, you want to make sure you not only buy the home you love, but also make a smart investment.

If your 2019 resolution is to make a smart real estate investment, there are a few things to consider.

Buying in Kelowna in Winter

Perhaps you had hoped to buy a house before the end of December but found the low inventory didn’t offer what you were looking for.

Perhaps you found your perfect listing but another buyer had a higher offer.

Or perhaps your desire to buy was affected by last year’s government policies: speculation tax, higher interest rates and taxes, and the mortgage stress test.

Real estate is a dynamic market and our experienced realtors have learned to play within the changing rules and regulations. This means, that we can give buyers the best advice on how to pursue their real estate dreams and how to navigate the policies.

Even though residential real estate in Kelowna is slower in January, compared to spring and summer, with experts by your side, any season is the right season to invest in real estate.

NOW Is Always A Good Time To Start Looking

In the winter months, inventory tends to be lower, but Kelowna is a growing city and real estate never sleeps.

Back in November we talked about “6 Tips On Why Sell Your Home In Winter. While these tips were focused on the seller, there are some points that also benefit the buyers.

Colder weather means the seller will have to pay attention to factors like energy efficiency, upgrades, and maintenance. If any issues arise, such as drafty windows, it’s in the seller’s best interest to get these fixed, which means less future expenses for the buyer.

Less inventory also means less competition, so if you’re looking to avoid a multiple offer situation and the asking price going up, this is most likely to happen in the winter.

There are a couple additional benefits.

First, prices may go down for houses that have sat on the market all winter. With low inventory, if you’ve had your eye on a property that has been listed for a while, you might be in luck.

Second, January is usually the busiest months to get mortgage pre-approvals, so while buyers are securing their financing, most sellers are getting ready to hit the market. This also means the buyer has time to scope out their perfect neighbourhood.

What’s Next?

If you have always wanted to live in Kelowna or are ready to move to a new neighbourhood in the city, we are here to help you.

Whether you are not sure if now is the right time to buy, or how recent government policies might affect your ability to buy, our Kelowna Life team is one phone call or message away from getting all the answers you need to make an informed decision.

Merry Christmas from the Nelsons

Among all the meaningful things and people in my life, I cherish my family the most.

I can’t think of a better way to spend Christmas and New Year than being surrounded by my loved ones.

Remembering the silly things that had happened throughout the year, celebrating our strength as a family, and letting our hearts be filled with holiday joy.

Every year we make the most of what the winter season in Kelowna has to offer and enjoy the moments spent together to make this time of the year truly special.

Christmas In Our Hearts and Under the Tree

It’s our family tradition to cut down our own Christmas tree.

This year, we got our tree from the Volkmann Christmas Tree Farm in Kelowna. It’s a family owned farm that takes pride in the beautiful trees they grow and their environment-friendly practices.

Once we have our tree at home and decorated, that’s when the Christmas spirit really takes over. The lights, ornaments, and other decorations throughout our house brighten the otherwise cold and dark days. And the smell of evergreens and holiday cooking add to the feeling of warmth and celebration.

Breakfast With Santa

Last year our family joined Santa for a brunch at the Harvest Golf Club. This year, we went to Breakfast With Santa at the Eldorado Hotel.

We loved to spend the Saturday morning surrounded by other families, enjoying the food, and festive atmosphere. But what warmed our hearts even more was to help support the Central Okanagan Food Bank.

Our family values taking care of people in our own backyard. We do so throughout the year, but to be able to share Christmas joy with other Kelowna residents holds a special meaning for us.

A Merry and Quiet Christmas

Come Christmas, it’s all about spending time together and finding a balance between being cozy inside our home and heading outside for some winter fun.

Christmas Eve we usually go skating downtown at the Stuart Park ice rink next to Kelowna Yacht Club. Christmas morning and the rest of the day, we’ll have our family over for gift opening and dinner. And on Boxing Day we plan to go to Big White to enjoy a day of skiing as a family and, hopefully, soak in a beautiful winter day.

I wish all my clients and friends to enjoy these holidays with their loved ones! Thank you for a wonderful year and I’m excited for all the new opportunities, surprises, and adventures 2019 will bring!

Merry Christmas and a Happy New Year from the Nelsons!

You can live here too and join our family and Kelowna residents in celebrating a wonderful holiday season in the Okanagan! Check Kelowna Life to see how.
