2020 Property Assessment – Things To Know

You have probably already received your 2020 Property Assessment in the mail. How does your assessment this year compare to last year? Did it decrease or increase? According to Okanagan area Deputy Assessor Tracy Wall, “For the Okanagan region, the majority of home owners can expect to see stable values with slight changes from last year.”

Compare To Last Year

In Kelowna there was a two percent drop from last years typical assessed value of a single-family residential property. The typical assessed value now sits at $629,000, down from $643,000. Overall, the Thompson Okanagan’s total assessments increased from about $147.7 billion in 2019 to $153.1 billion this year. A total of about $2.7 billion of the region’s updated assessments is from new construction, subdivisions and rezoning of properties. BC Assessment’s Thompson Okanagan region includes the urban centres of Kelowna and Kamloops as well as all surrounding Okanagan and Thompson communities as listed below.

Does It Effect My Taxes?

Tracy Shymko explained “It is important to understand that increases in property assessments do not automatically translate into a corresponding increase in property taxes.” “As noted on your Assessment Notice, how your assessment changes relative to the average change in your community is what may affect your property taxes.”

There’s More Info Online

BC Assessment’s website at bcassessment.ca includes more details about the 2020 property assessment. It also provides further property information and trends such as lists of 2020’s top valued residential properties across the province.

Property owners can register for a free BC Assessment custom account. Such account unlocks additional property search features such as; check a property’s 10-year value history, store/access favourites, create comparisons, monitor neighbourhood sales, and use the interactive map.

Simple Repairs to Help Your Kelowna Home Show Better & Sell Faster

It is amazing how many details go into selling a home. Prospective buyers in Kelowna are eager to pick up a home with ultra-modern amenities and styling. While you may not be able to install new appliances and it probably isn’t a good investment to replace the kitchen countertops, there are still a few major improvements you can handle yourself.

Of course, fixing up what you already have will be the most cost-effective improvement you can make. Start by picking apart your home as if you were a critical investor – that should give you a better sense of what will stand out to potential homebuyers in Kelowna.

Here’s a list of common home repairs to get your mind on the right track:

  • Updated windows, roof & doors
  • Enhanced landscaping & curb appeal
  • Molding & trim
  • New fixtures (faucets, lights, cabinetry handles, etc.)
  • New floors
  • Fresh paint (interior & exterior)
  • Energy-efficient upgrades & appliances

Small Tasks To Help Your Home Sell Better and Faster

Taking time to ensure the details have been carefully looked after is important. New home buyers want to get as much bang for their buck as possible.

New flooring is a common upgrade; however, many DIY homeowners will have lose their zest by the time they get around to finishing the molding. Don’t skimp out on your perimeter.

Ensure that you have properly finished each room by protecting the edges of the floor and the walls securely and accurately. Staging your home is a great way to invite potential buyers to visualize living in your space.

Some of the best ways to help your home sell better and faster include:

  • Remove personal items for showings
  • Create a clutter-free vibe
  • Get an appraisal to determine a fair selling price that reflects recent upgrades
  • Create the illusion of extra storage by packing closets up
  • Use vanilla extract in the kitchen to create warm and inviting aromas
  • Remove traces of pets or any lingering odours

Landscaping and Curb Appeal

Adding some shade producing trees, organic fruit trees or evergreens can drastically change the look and feel of your home. Fall is a popular time to add trees, perennials or flower bulbs.

If you are considering low water and xeriscaping plants, the Okanagan Xeriscape Association has a list of over 400 native plants, trees, bushes, grasses and more that can increase visual interest.

It’s vital in today’s society to have native species of plants and trees for the health of birds and bees. Enhancing your curb appeal can definitely help your home show better and sell faster, but it also has practical environmental effects too!

Uniform Upgrades

It can be tempting to sink all of your funds into a new kitchen or master bathroom. Sometimes, these key rooms require a complete gut job. Do your research to find a contractor who can meet your time frame and budget. Stretching your dollar further is easier when you look for refurbished items.

Recycling wood and fixtures can save you lots of cash and help the planet too!

Family planning home repairs

Make A List To Help Your Kelowna Home Show Better and Sell Faster

It can be overwhelming to try and complete all of those finishing touches you have been meaning to implement prior to listing your house for sale. Kelowna Life recommends breaking your tasks down room by room. This makes it easier to focus and stick to a budget and time schedule.

Starting from the exterior, do a perimeter walk around with a notepad and a pen to take note of what items you see right away (both positive and negative). This can help you define areas of success and identify where you may need improvement.

Cluttered garden beds can be just as distracting as cluttered countertops.

Ask For Help

When preparing their Kelowna home for sale, many clients find it helpful to work with a friend or a family member to obtain an unbiased view.

When you live in the space you are trying to sell, it can be easy to ignore that annoying dripping faucet or not see the cracks in the foundation simply because you have gotten used to these things over time.

Once you have a list of the issues in your home, setting a budget and deciding on priorities is much simpler. Investing in home improvements to boost property value is the best way you can help your Kelowna home show better and sell faster.

Kelowna Life Can Help You Sell & Find Your Dream Home

Following simple tips and tricks can help you improve your home in a sensible way. Regardless, if you plan on completing these renovations yourself or hiring someone to help, you can enjoy a return on investment with careful planning and budgeting.

Why Kettle Valley is The Best High End Real Estate Kelowna Has to Offer

This blog was borne out of the question many prospective home buyers ask us: “why is Kettle Valley the best high end real estate Kelowna has to offer?”.

There are multiple reasons why Kettle Valley is a fantastic area to live in. As a potential home buyer, you may be already feeling overwhelmed by all the wonderful places to live in Kelowna, and so for the sake of easy reading, we’ll just highlight the main points here (and if you’re still curious about the Kettle Valley area after reading this blog, our real estate team is happy to provide you with more information).

Where is Kettle Valley?

Before highlighting why Kettle Valley is the best high end real estate Kelowna has to offer, you may want to know where this vibrant community is located.

Kettle Valley is located in the Upper Mission area of Kelowna. For locals, this area may seem further away from the more popular tourist areas (i.e: downtown Kelowna) and Kelowna’s larger shopping centres (i.e: Orchard Park Mall), but after years of development, this area has its own attractions, community, and specialized amenities.

If residents choose, they will rarely need to leave their tight-knit community, yet are only a 20-minute drive away from downtown Kelowna if they want to experience the hustle and bustle of city living every now and then.

Kettle Valley—the Best High End Real Estate Kelowna Has to Offer for Families

This fact alone contributes to this community’s family environment; roads are safe to play on, cars drive carefully through the neighbourhoods, and there are always tons of other families to mingle with at Quilchena Park (park equipped with a high-calibre playground, splash park, and tennis & pickleball courts)

If your family enjoys the outdoors, consider Kettle Valley your dream community. In addition to Quilchena Park, this community also contains plenty of hiking and biking trails and lots of green space for your children to play in. Myra Canyon Trestles are also nearby and are known for their family-friendly trails (for biking or walking), stunning views, and historical relevance.

Not to mention, there are plenty of beaches near Kettle Valley where you can enjoy a refreshing dip during those hot Okanagan summer and fall days. And if you own a boat, there are many boat launches nearby (the closest one being Cedar Creek Boat Launch).

What You Need to Know About Luxury Waterfront Real Estate in the Okanagan

Looking for luxury waterfront real estate in the Okanagan? The first step is to hire real estate agents who have experience selling waterfront real estate, as it can be a tricky and complex transaction.

There are many important details when buying luxury waterfront property in the Okanagan. Rules and regulations are constantly changing with regards to waterfront properties, and as a client, you need to know what questions to ask. However, having a professional real estate agent on board helps you know which questions to ask and when to ask them.

Before diving into this large investment, the following factors should be considered and carefully examined. Some of these important factors could drastically change the use of the property or even the value.  As waterfront specialists, Rob and Jason can help protect your investment and bring some clarity when buying a luxury waterfront property in Kelowna.

Things to Consider When Purchasing Luxury Waterfront Real Estate in the Okanagan

Waterfront: When you are buying luxury waterfront real estate in the Okanagan, you are buying the land, but you do not own the waterfront. There are very few properties in the Okanagan where the homeowner owns the foreshore right.  This means you do not own the beach out in front of your home.

Docks

If that waterfront home has a dock, the dock must have specific permission or general permission. You must ensure it is compliant with the rules and regulations set out by the ministry. Different areas of Lake Okanagan have different requirements for dock construction.  This is based on the salmon spawning, depth of the water, protection of the foreshore and indigenous plants to name a few.  You will want to make sure your dock is a legal dock before your purchase.

Building

When buying luxury waterfront real estate in Kelowna and tearing down the current home, there are new setbacks that are now in place for new home construction on the waterfront. Years ago, structures were allowed to be closer to the water but new guidelines are in place once that old cabin or beach house is taken down.

When looking into buying a waterfront property in Kelowna, it is important to hire a real estate agent who is experienced and familiar with property regulations.

Rob and Jason of Kelowna Life and Macdonald Realty are two of the top luxury real estate agents for waterfront sales in the Okanagan.  They have been selling waterfront property for years and their extensive knowledge gives their clients the advantage when buying a waterfront property in the Okanagan.

Buying Real Estate in Kelowna in 2019

Happy 2019! New year always comes with new resolutions and the inspiration to make the most of what the year has to offer.

Whether you’re thinking of moving to Kelowna or relocating within the city, January is a great time to look into buying. And now that the 2019 BC Assessment is available online it’s easy to check what your potential home is worth and how your desired community stands among the other neighbourhoods. After all, you want to make sure you not only buy the home you love, but also make a smart investment.

If your 2019 resolution is to make a smart real estate investment, there are a few things to consider.

Buying in Kelowna in Winter

Perhaps you had hoped to buy a house before the end of December but found the low inventory didn’t offer what you were looking for.

Perhaps you found your perfect listing but another buyer had a higher offer.

Or perhaps your desire to buy was affected by last year’s government policies: speculation tax, higher interest rates and taxes, and the mortgage stress test.

Real estate is a dynamic market and our experienced realtors have learned to play within the changing rules and regulations. This means, that we can give buyers the best advice on how to pursue their real estate dreams and how to navigate the policies.

Even though residential real estate in Kelowna is slower in January, compared to spring and summer, with experts by your side, any season is the right season to invest in real estate.

NOW Is Always A Good Time To Start Looking

In the winter months, inventory tends to be lower, but Kelowna is a growing city and real estate never sleeps.

Back in November we talked about “6 Tips On Why Sell Your Home In Winter. While these tips were focused on the seller, there are some points that also benefit the buyers.

Colder weather means the seller will have to pay attention to factors like energy efficiency, upgrades, and maintenance. If any issues arise, such as drafty windows, it’s in the seller’s best interest to get these fixed, which means less future expenses for the buyer.

Less inventory also means less competition, so if you’re looking to avoid a multiple offer situation and the asking price going up, this is most likely to happen in the winter.

There are a couple additional benefits.

First, prices may go down for houses that have sat on the market all winter. With low inventory, if you’ve had your eye on a property that has been listed for a while, you might be in luck.

Second, January is usually the busiest months to get mortgage pre-approvals, so while buyers are securing their financing, most sellers are getting ready to hit the market. This also means the buyer has time to scope out their perfect neighbourhood.
